Power of Attorney in Cyprus: How to Buy Property Without Flying In

August 15, 2026

A power of attorney lets a Cyprus lawyer sign the sale contract and complete the Land Registry transfer on your behalf. It can be granted from abroad — signed before a notary or a Cyprus consulate, then apostilled if notarised locally.

What does a power of attorney actually let your lawyer do?

It lets your appointed representative sign the sale contract and handle the Land Registry transfer, so the purchase can be completed without you standing in the room.

Cyprus has no notaries in the civil-law sense — signatures are instead certified by certifying officers under Cyprus’s Certifying Officers Law. A properly drafted power of attorney, built around section 10 of the Transfer and Mortgage of Immovable Property Law, gives your lawyer the specific authority to appear at the Department of Lands and Surveys and complete the registration in your name.

How do you actually grant one from abroad?

You sign it before a local notary or the Cyprus embassy in your own country, and if you use a notary, the document then needs an apostille.

Cyprus joined the Hague Apostille Convention in 1972, with the convention in force since 1973, and the Ministry of Justice and Public Order is the competent authority. That gives you two workable routes: sign before the Cyprus embassy or consulate directly, or sign before a notary in your own country and then have that country’s authority apostille the document — which only works if your country is itself a Hague member. Many of GPA Homes’ own buyers sign this alongside their Permanent Residency application paperwork, since both typically fall on the same trip to Cyprus.

Worth knowing if you’re buying from further afield: China only joined the Apostille Convention in November 2023, and apostille cooperation with Russia has been unevenly applied by some countries since 2022. If either applies to you, confirm the current route with your lawyer before you sign anything, rather than assuming the standard process applies.

General or specific power of attorney — which one do you actually need?

For a single property purchase, a specific power of attorney limited to that one transaction is the lower-risk choice, not a broad general one.

A general power of attorney grants broad authority over financial and legal matters. A specific power of attorney names the exact property and the exact task — signing the contract, registering the transfer — and nothing else. There’s rarely a good reason to grant more than the transaction actually requires.

What does the document actually need to say?

It needs your full identifying details, your representative’s details, the precise scope of what they can do, and an expiry date if you want one.

One practical update worth knowing: stamp duty on Cyprus powers of attorney, previously a few euros, was abolished from 1 January 2026. Certification and apostille fees are still modest — a handful of euros per step — with the main cost being your lawyer’s drafting fee.

  • Full identification of both grantor and representative
  • The specific powers granted — named property, named actions
  • An expiry date, if the authority shouldn’t run indefinitely
  • Your certified signature — through a Cyprus certifying officer domestically, or consulate/notary-plus-apostille from abroad

What mistakes actually put buyers at risk here?

Signing a vague or open-ended document, and forgetting that authority you haven’t explicitly limited can still be relied on by others.

Use a licensed, Bar-registered Cyprus lawyer to draft and hold the document. This is the one part of the process where the cheapest option and the safest option are rarely the same thing.

  • Never sign a blank or loosely worded power of attorney — every power granted should be spelled out.
  • If you don’t want your representative opening a bank account in your name, say so explicitly — don’t assume it’s excluded by default.
  • Keep a dated record of everything signed under the authority, and if you revoke it, notify every relevant party, including the Land Registry — an unrevoked or ambiguously revoked document can still be relied upon by a third party.
  • Remember that a Cyprus power of attorney ends automatically if you lose mental capacity — there’s no Cyprus equivalent of a lasting power of attorney, so this isn’t a tool for long-term incapacity planning.

Doing it yourself in person versus granting a power of attorney

Two ways to get through a Cyprus purchase

Flying in for every step

Power of attorney to your lawyer

Multiple trips for contract signing, VAT, and transfer steps

One clearly scoped document, signed once, from home

Purchase timeline tied to your travel calendar

Purchase proceeds on the transaction’s own schedule

No representative managing day-to-day paperwork

A licensed lawyer handling contract and Land Registry steps directly

Works fine if you’re already local or want full personal control

Works best for buyers based abroad who value their time

Frequently asked questions

Can I grant a Cyprus power of attorney without visiting Cyprus?

Yes — you sign it before a notary in your own country (then get it apostilled) or before the Cyprus embassy or consulate directly.

Is a general power of attorney better than a specific one for buying property?

No. A specific power of attorney limited to the one property and transaction is the safer, more common choice.

Does a Cyprus power of attorney let my lawyer open a bank account for me?

Only if you explicitly include that authority — it’s not assumed by default, and most guidance recommends stating your preference clearly either way.

What happens to a power of attorney if I lose mental capacity?

It ends automatically. Cyprus law has no lasting power of attorney equivalent, so this tool covers a specific transaction, not long-term incapacity planning.
